Best Ever Year for Kings Hill
Kings Hill is celebrating a record breaking year having completed property deals on over 190,000 sq ft of office and retail space, proving that Kent is now a recognised business location.
Set in 800 acres Kings Hill, which also includes residential areas and retail and leisure amenities, has attracted five major new tenants in the past twelve months – all of which are substantial employers – and has renewed and reassigned leases on many of the large headquarters buildings.
Major deals for 2006 include a new 43,529 sq ft ‘build to suit’ headquarters building for rapidly expanding finance group Cabot Financial (Europe) Limited, the leasing of 25% of the new speculative office building 42 Kings Hill Avenue to Viridor Waste Management and space to Elson Associates PLC, one of the UK’s leading investment brokers.
Kings Hill developer Liberty Property Trust UK Ltd also clinched the largest commercial property deal in Kent in 2006 when Sterling Insurance moved its Folkestone operation to the business park, leasing over 50,000 sq ft.
“During the past year we have had unprecedented interest in Kings Hill”, said Andrew Blevins, managing director of Liberty Property Trust UK Ltd. “This proves that Kent is now regarded as a leading business location and we predict that this trend will continue.
“Kings Hill now benefits from the improved A228 link to the M20 and interest in the remaining available space on the park is keen. We are looking forward to an even better 2007.”
Kings Hill is the premier business location in the South East M25 quadrant and current availability includes 3,000 sq ft in 30 Tower View and 41,000 sq ft in the new 42 Kings Hill Avenue, the only new headquarters building currently available in the whole of the SE M25 sector.
As well as a business park, Kings Hill is a thriving community with around 3,500 people living in the residential areas. 15% of Kings Hill households have one person employed by one of the companies located there.
There is a good range of shops, restaurants, a pub and coffee shop in Liberty Square, together with the usual 'High Street' amenities, such as a dry cleaners, post ‘n packing warehouse, florist, hairdressers, chemist, gallery and gift shop, opticians, dentist, vet, estate agents and recruitment agency which serve both the business and residential communities at Kings Hill.
A 90,000 sq ft David Lloyd Leisure racquets, health and fitness club opened in 2006 and there is also an 18-hole PGA golf course, a day nursery and University of Greenwich conference centre.
CB Richard Ellis and Knight Frank are the letting agents at Kings Hill.
