Three main styles of building with three levels of specification provide tenants with a range of property solutions that can be tailored to meet their changing business needs.

With outline consent for a further 1.2 million sq ft, a choice of sites for bespoke property solutions is available, ensuring fast track delivery to occupation.
OFFICES:
Floor to ceiling height between 2.65 m and 2.80 m.
Air conditioning either VAV, VRF or four-pipe fan coil.
Full access raised floors with a clear height of between 125 mm and 25 mm.
Suspended ceilings with recessed Category II/LG3 lighting.
One or two lifts generally, 10-person / 1,850 sq m (20,000 sq ft).


OFFICE VILLAGE:
Minimum floor to ceiling height 2.7 m.
Gas central heating, naturally ventilated, ability for tenants to air condition.
Full access raised floor, overall depth of 225 mm.
Suspended ceilings with recessed Category II lighting.


FLEX:
Steel frame construction with eaves height of 3.8 m to the courtyard, reducing to 3.2 m on the outward elevations.
Gas central heating, naturally ventilated, ability for tenants to air condition.
Concrete flooring with a ground loading of 15kN/m2, finished ready to receive 180 mm raised floor.
Pitched roof to the front elevations and flat roof to the rear, capable of supporting tenants’ plant and equipment.
