Kings Hill is celebrating one of its best years ever, having completed
property deals on 156,000 sq ft of office space in the first six months of
2008.
Major deals include 13,772sq ft for AB World Foods which owns Pataks and
Blue Dragon; an additional 6,874 sq ft of space for a well known information
company, bringing its total occupied on the park to 20,533 sq ft; 7,956 sq
ft for retail construction company RG Group and a 14,412 sq ft data storage
centre for a leading business service company.
In addition, a manufacturer of luxury goods is building a 75,000 sq ft
headquarters building on a 5.99 acre site on the park and further deals
include 28,000 sq ft for global flexible workplace solution provider Regus,
a new building of 15,000 sq ft for Vertex Law and 5,259 sq ft for software
company Infor Global Solutions.
“This has been an incredible year for us so far, despite the economic
climate,” said Andrew Blevins, managing director of Kings Hill developer
Liberty Property Trust UK Ltd. “In fact, it is our second best year ever,
second only to 2006 when we completed on 180,000 sq ft. And we are not at
the end of the year yet. With only 20,000 sq ft of available space
remaining, we are planning our next phase of speculative development and
hope to start on site early 2009.
“Overall running costs in this sector of the M25 market are competitive and
with the availability of employees on the doorstep at Kings Hill and
environs, we are finding that companies are increasingly looking to this
region.
“At Kings Hill we offer a range of product, from build-to-suit options to
small suites from 1,500 sq ft and this flexibility, combined with the
quality park land environment, is an added attraction.”
Kings Hill is a thriving community with around 4,000 people living in the
residential village, 15% of all households have at least one person employed
by a business on site. Around 100 companies are based at Kings Hill, ranging
from international and national corporates to SMEs.
There is a good range of shops, restaurants, a pub and coffee shop in
Liberty Square, together with the usual 'High Street' amenities, such as a
dry cleaners, post ‘n packing warehouse, florist, hairdressers, chemist,
luxury clothes and gift shop, card shop, opticians, dentist, vet, estate
agents and recruitment agency which serve both the business and residential
communities at Kings Hill.
A 90,000 sq ft David Lloyd Leisure racquets, health and fitness club opened
in 2006 and there is also an 18-hole PGA golf course, a day nursery and
University of Greenwich conference centre.
